Ruschmeyer Corporation initially renewed TIAA ‘s lease for 500,000 square feet at Republic Plaza gratis to open the door for future transactions. Three years later, that day came when TIAA let the Ruschmeyer team know that the class A building no longer fit their needs. needed to move their NOC (Network Operations Center) out of downtown Denver as it was their second largest internet connection in the United States and TIAA concluded that it was no longer in a “safe zone”, and the cost of occupying one of Denver’s premier office buildings no longer fit their business goals.

Ruschmeyer secured results for TIAA:

Ruschmeyer secured a 90,000 sf NOC, which provided two sources of separate utility leads, 2X redundant power sources, and a host of other unique requirements
Office location was moved to its current location after members of the Ruschmeyer Team relocated two other tenants to make room for TIAA’s new 320,000 square foot operations center/command group
Drastically reduced total lease obligation, cost savings of $1.6 million per year
